  • Garden/balcony: often forgotten. Sweep, rubbish-clear, and photograph before the inventory check.

Timing the move-out

Three rules: (1) Move-out date should be at least 24 hours BEFORE official end-of-tenancy — gives you a clean buffer. (2) Inventory check-out should be in daylight, never evening (deductions are easier to spot, agents are less rushed). (3) Take meter readings at the moment of inventory check-out — photograph the meter with your phone showing the date.

Student lets — the deposit-return trap

RG6 student lets (Whiteknights/Earley corridor) have particularly aggressive deductions. Common deductions: kitchen oven grease (£75–£120), bathroom mould (£60–£100), garden weeds (£40–£80), missing furniture screws (£15 per item). Build cleaning + furniture reassembly into the move-out date.

Property guardianship moves

If you've been renting via Camelot, Live-in Guardians or Lowe Guardians (property-guardianship schemes — common in Reading commercial buildings being converted), check-out is significantly stricter than standard ASTs. Allow extra time and double-check the original inventory photos.
